4.971 acres of the prettiest land and a wet weather stream runs through it. Danville, KY mailing address, you are just inside the Lincoln County, KY line.
In the heart of Kentucky's Bluegrass region, Chrisman Farms is a beautiful place to get away from city life and still be close to the all of the amenities that make a College Town convenient. Where else can you have a full-time home in the country, only minutes from local commerce, jobs, medical and amenities, partake in the culture of an opera or world-class show at Centre College while making it home in time to watch the grass grow?
Central Kentucky is filled with beautiful, rolling hills, cattle ranches and horse farms.
DISCLOSURE - these images are from when the grass was mowed. Out of state seller's mower broke down. It does not look like this as of me writing this. But it can - just bring your mower. 😀
Danville, the closest town to Chrisman Farms, voted one of the best small towns in America by several publications including Time Magazine, has continued to grow and thrive even though the rest of the country has faced ?interesting? economic times. Danville is still growing slowly and steadily.
This area still holds on to the small town values that make it a great place to raise a family, have a business or live economically in retirement. Danville is also home to one of Kentucky?s best colleges, Centre College. Centre is home to Norton Center for the Arts and hosts the site of The Great American Brass Band Festival, an annual event that drew 30-40,000 people every year.
Many jobs in our Industrial Park, and many medical jobs at Ephraim McDowell Regional Medical Center are just a few of the companies that have chosen to do business in Danville. Go to DanvilleKentucky.com to learn more about the Danville, KY area.
Electricity is overhead, city water is at the property line. Septic systems for the area range from $3,500. - $7,000., depending on the style of system, i.e. extended chamber, fill and wait, marsh, etc.
Installation of a water line will cost approximately $1.50-2.00/foot depending upon how far the building site is from the road. A good estimate would be to budget $500-$1,000, plus a tap-on fee. For the installation of electric lines, the first 1,000 feet or above ground is free - which means there should be little --if any-- charge for electricity to be run to a building site weather head.
Generally speaking, allow approximately $7,000 for water, electric and sewage lines, plus the cost of your building. Chrisman Farms has a current survey, in fact the pins are in the ground - and I can show them to you. Land will transfer with a Warranty Deed, the best deed you can get. Closing costs will be approximately $250-$350 for deed preparation, and you will want to use a good real estate attorney. plus a recording fee and pro-rated taxes, which will be very inexpensive.

“I’m preparing to move back to the United States and have been following Brad for a while now. I’m not sure if he knows this yet but I’m the one who’s spoken with Ken about the possibility of joining the RV Park and giving it my all. I have a ton of ideas for the Park and just can’t wait. This particular property has the potential to be something very different and with some money and imagination could become a star property. I thought you were great Mimi and I look forward to doing some business in the next few months. Oh and despite speaking Queen’s English I am an American citizen so, no problems there 😎”

“Love ALL of Brad's videos. This is the ugliest log cabin I've ever seen. Looks like a house by Crayola. Yes, we realize it's just paint and can be changed, but the mixture of mis-matched wood, flooring, fixtures throughout the house including the countertops in the kitchen is a nightmare. I'd level the house and put up a new build. Property is gorgeous. The house is HORRIBLE!”

“"Ann's knowledge, work ethic and expertise in her field are second to none! She made home ownership for me quick and effortless. From offer, to signing, she really went way beyond what any other realtor has done for me in the past. She even updated me daily on the progress of every aspect of the transaction. When there were problems, and there were a few, she knew what to do to take care of them. In my case, the broker was extremely slow to move. I contacted Ann. Problem solved! I highly recommend Ann Ford. She really cares about her clients. You just don't see that a lot these days."”

“If you're fixing to purchase a home in your nervous about it I would highly recommend going with Ken. He makes everything seem like it's going to be OK, no matter what hurtles you come up against - he reassures you and helps you through it. After I purchased a home through Ken Garcia, I have recommended him to several other people - my stepmother worked with him during the process of trying to buy a home, my brother is working with him during the process of selling his home - Ken's definitely become the Alexander family realtor.”

“I just want to thank Ken Garcia as the Realtor and Brad Simmons, his assistant who I have known for years. Just coming in contact with them for the last couple of months, they have been the most gracious helpers I could have asked for. They have walked me through every step. Ken has called me and given me every minute of his time that I needed, and he has been most gracious as far as… giving me pointers, helping me to think of questions that I wouldn’t have even thought of. This has been a wonderful experience for me to buy this home at my age. And I just thank them very much. They are great people to do business with. The deal with the house; the house wasn’t even… I wasn’t even expected to look at this house. I didn’t even know it was for sale. I was not planning on looking at this house at all, didn’t even know anything about it. And Ken takes me to the door, and I say, we're at somebody’s house, we don’t need to be here. And he said, “C’mon, we’re going in, c’mon.” And it’s now my house. Ken took me to this house and then he helped me negotiate – it was easy, it went through, he helped me with everything that I needed to know, how to ask, how to do things. It was very easy and yet it rewarding on my end. So I just thank them again.”

“Instead of simply listing your property in the MLS, the Bluegrass Team will get your property looked at by prospective buyers worldwide. They have lots of connections and they keep in touch with them. Highly recommend.”
